Site A is a 40-acre parcel of land located in the heart of the old industrial section of the corridor, and assumes the location of the current CSX Railyard.  It is bordered by the Newtown Pike extension on the east (as well as any infill development that may occur within the Rupp Arena parking lot).  Leestown Road serves as the northern boundary and the CSX rail line has been assumed to remain active.  The Calvary Cemetery frames the northwestern edge.  Forbes Road and Manchester Street border the site to the west and south, respectively.  The Town Branch bisects this site in an urbanized, channelized condition.  Industrial buildings along Manchester could be restored for reuse, or replaced with other buildings.

The program for Site A was assumed to be primarily medium-high density residential infill for approximately 800 people (gross density 10 du/acre).  Approximately 100,000-sq. ft. of light-industrial space for a high-tech research company, 75,000-sq. ft. of commercial space for supportive office space, and 25,000 sq. ft. of retail space to support these new businesses and the residential needs of the people were considered viable for this property.
