Site B
Site B is an 80-acre parcel of farmland bordered by New Circle Road to the west and Leestown Road to the north, and designated for medium density development on the LFUCG Comprehensive Plan. A commercial/retail complex lies adjacent to northeastern edge, and the TB sewage treatment plant borders the site on the southeast. The CSX rail corridor and Town Branch form the southern boundary. This site is rural in character and has several hedgerows throughout the property. The farmhouse and outbuildings were assumed to remain if corporated into the design. A small stream tributary also flows through the site from the north. The program for Site B was primarily medium density residential development for approximately 1200 people (gross density 7.5 du/acre). This site also requires the addition of a 10-acre (minimum) wetland biofilter system that will act as a treatment pond for treated wastewater. Because of its location next to a proposed regional park (redesigned city landfill), the Town Branch trail, and proximity to a nearby shopping center, external connections became very important. This site also required the inclusion of a 20,000-sq. ft. community center that would contain communal facilities (such as laundry, mailboxes, and a general store). A few recreational facilities (basketball courts, swimming pool, community gardens, etc.), could also be included. |
