Site C Site C is a 200-acre parcel of farmland bordered by Leestown Pike to the north (this site is already under development). Historic Bracktown lies to the west, Masterson Station Park and suburbs lie to the north, and new suburban development is underway to the east. The Town Branch creek and CSX rail corridor form the southern boundary. This site is very rural in character and requires site design sensitive to the visual quality of the rural landscape. The program for site C is quite comprehensive. Because this area of the county is growing rapidly in population, a new school and library (800,000 sq. ft) have been planned to be located in the vicinity (LFUCG Comprehensive Plan) and were integrated into the students’ master plans. In addition to these given institutional uses, an additional 500,000 sq. ft. of commercial and retail development (i.e., grocery store, post-office, gas station, dry-cleaners, bar/restaurants, shops, and a few professional offices, that would serve the needs of the growing residential communities in this area) were added to the program. Pedestrian accessibility to these facilities (as well as external connections to regional recreational amenities; i.e., Masterson Station Park and theTown Branch trail) became a primary consideration. Housing requirements for this site included low-medium density residential development for approximately 1500 people (gross density 5 du/acre). Consideration needed be given to the energy efficiency of this community (at least 50% of all residential development needed to be sited for solar energy supplementation). As with the other sites, consideration should also have been given to on-site detention/re-use of storm water and on-site percolation. |
