This LEASE, made this __ day of ________, ____, by and between the University of Kentucky, hereinafter referred to as the LESSOR, and

Hereinafter referred to as the LESSEE. The LESSEE being a registered full-time University of Kentucky student or full-time Kentucky Community and Technical College System student, full-time staff, or faculty shall be wholly or singularly responsible for the property and rent.
WITNESSETH:
- The LESSOR hereby leases to the LESSEE the following premises (the "Premises"), to wit: ________________________________________________
- This Lease is for a period of one (1) month (except in the event that the rental hereof begins at a time other than on the first day of the month, the first rental period shall be deemed to be for the next succeeding calendar month plus the remaining portion of the month in which the rental is begun) and shall continue from month to month unless terminated by one of the parties as hereinafter provided.
- The LESSEE agrees to pay the LESSOR a monthly rental of $____ on the first (1st) day of each calendar month as advance rental for the premises in the ensuing month. (If rental occurs on a day other than the first (1st) day of the month, the first advance payment shall be made on the day rental begins and shall be the amount due for the remainder of the month). Any portion of the payment not made by the fifth (5th) day of the month is subject to a late fee of $25.00. Checks are to be made payable to "UKRES" and may be made in person, between the hours of 8:00 am and 4:30 pm, M-F, or by mail to: Real Estate Services, 518 Oldham Court, Lexington, KY 40502.
- The LESSEE agrees that he/she has inspected the Premises and accepts the same in their present condition, it being understood that the LESSOR is not liable for injuries to the LESSEE, his licensees, invitees, or guests resulting from any defect excepting only those not discernible by reasonable inspection. A Check-in/Check-out Inventory List will be made and signed by the LESSOR and the LESSEE. A final inspection will be made on the last day of occupancy unless the move-out occurs on a weekend, and then inspection will be made prior to that time.
- The LESSEE agrees to take good care of the Premises and return the same at the expiration of his term in as good order as received, ordinary wear and tear and natural decay excepted, and further agrees to report to the LESSOR any need for repairs to the Premises occasioned by normal wear from occupancy. Reports should be made in person to Real Estate Services, 518 Oldham Court, Lexington, KY 40502, or by phone to: (859)257-8649. The Premises shall not be painted by the LESSEE.
- This lease may be terminated by either of the parties upon WRITTEN NOTICE delivered to the other party on the first (1st) day of any month, termination to be effective one (1) month subsequent to the date of said notice, EXCEPT THAT THE LESSOR MAY TERMINATE WITHOUT NOTICE ON DEMAND FOR THE NON-PAYMENT OF RENT.
- The LESSOR agrees (said LESSEE having performed all his obligations under this lease) that said LESSEE shall quietly hold and occupy the Premises during his term without hindrance or molestation by the LESSOR or its agents. However, the LESSOR reserves the right at reasonable times to enter and inspect the Premises and make any necessary repairs.
- The LESSEE agrees to pay to the LESSOR the amount of $____ as a Security Deposit to be used toward payment (after move-out) for any damage, cleaning, and/or missing property due to the fault of the LESSOR. Further, the Security Deposit will not be refunded if any belongings are left behind. All security deposits are deposited into UK account number: xxxxxxxxxx.
- The following additional stipulations are hereby declared to be a part of this Lease:
- The Premises shall not be underlet, or the term, in whole or in part, assigned, transferred or set over by the act of the LESSEE, by process or operation of law, or in any manner whatsoever, without the prior written consent of the LESSOR. Violation of this stipulation is a Default under this Lease and in addition to the forfeiture provided in Clause 9(b) hereof, the rent shall be doubled while the Default continues.
- In no event may the Premises be occupied by more than ___ persons. Violation of this stipulation is a Default under this Lease and will result in an immediate Notice to Vacate.
- The LESSEE is subject to the University of Kentucky regulations contained in the Code of Student Conduct. Additionally, if the LESSEE is a Kentucky Community and Technical College System student, the LESSEE is also subject to the regulations contained in the Kentucky Community and Technical College System Code of Student Conduct.
- As of November 19, 2009, smoking shall be prohibited both on all UKRES property and inside UKRES managed facilities.
- The University of Kentucky is a dry campus. As such, drinking is prohibited in UKRES managed facilities. Violation of this stipulation is a Default under this Lease and shall result in legal action and/or an immediate Notice to Vacate.
- Entrance locks are not to be changed and additional locks are not to be installed. Keys are not to be duplicated. A $90.00 maintenance charge shall be assessed for lockout calls after office hours, on weekends and on holidays. A $15.00 fee shall be assessed for lost key replacement.
- NO PETS – Violation of this stipulation is a Default under this Lease and shall result in forfeiture of the security deposit and an immediate Notice to Vacate.
- Waterbeds are not allowed in UKRES properties and are strictly prohibited.
- Fireplaces shall not be used and covers shall not to be removed.
- Space heaters, extension cords, and halogen lamps are not allowed in UKRES properties and are strictly prohibited.
- Smoke detectors are not to be tampered with. You may change the batteries, if needed, or call UKRES, and we will do so for you.
- Household furniture, trash and debris are not permitted on porches, decks, walkways, or in yards. The interior of the Premises shall be kept clean, safe and sanitary.
- The LESSEE is responsible for shoveling/salting of walkways, sidewalks, and driveways.
- Parking spaces are designated for TENANTS ONLY and the renting of spaces to others is strictly prohibited.
- The LESSOR will provide a copy of information on lead and asbestos hazards in the environment to the LESSEE.
