This page is an overview of rules & regulations important to residents of Graduate & Family Housing. It is not a complete listing of all University or Graduate & Family policies.

A.

Air Conditioners

Personal window air conditioners are not allowed. No window air conditioners are permitted where central air conditioning is installed. (NOTE: All buildings except "C" Building in Cooperstown have central air conditioning.) Windows are to remain closed when you have the air conditioner on to cool your apartment.

Appliances

No washers, dryers, freezers, dishwashers, space heaters or other major appliances are allowed.

B.

Basketball Court

Graduate & Family Housing has a basketball court in Cooperstown. This court is shared by two sports—basketball and cricket. They play on alternate days. Please contact the housing office for details. Participants of both sports should be aware of other residents and their children playing in the area.

Bicycles

All bicycles are to be kept in the racks provided. They may not be kept in stairwells, walkways, or laundry rooms. They may not be chained to posts, signs, trees, or shrubs. UK Parking Services will remove bicycles found in these locations. You will be required to pay an impound fee if UK Parking Services removes your bicycle. Bicycles should always be locked when not in use. Chain locks are not recommended as they can easily be cut. U-Bolt locks are a much better choice. C.

Candles

Candles are considered a fire hazard and should not be used in the apartments.

Cell Phones

Cell phones must not be used in the hallways, stairwells, or outside near the building—especially close to other residents' windows. ("Safety" cell phones can be obtained from your resident manager. These cell phones can only be used to dial UK Police in an emergency. You can use them on a temporary basis if you have to be out walking late at night. Contact the housing office for more information.)

Children

Children are an important part of Graduate & Family Housing. It is important to ensure that they are safe while playing in our complexes. Children should always be supervised by an adult. It is also important to ensure that they do not disturb other residents. Parents are responsible for their children's behavior. Children should not play in the hallways, stairwells, laundry rooms, or mail rooms. Children should not play in the parking lots. Their toys should not be left in hallways, stairways, parking lots, or on sidewalks and other walking paths.

Cleanliness

Residents are required by their Lease Agreement to maintain their apartment in a sanitary condition. Residents must pay particular attention to the kitchen area, tub, toilet, and floors. Floors should be kept free of excess clutter. Trash must be disposed of regularly in approved outdoor containers. You are in violation of your Lease Agreement if you do not keep your apartment clean. You may be subject to financial or other disciplinary proceedings. Please review the "Fire Safety Policies" and the "Pest Control Policies" for more information.

Construction

Residents are not allowed to construct shelves, partitions or other additions inside their apartment. Residents are not allowed to affix items (such as satellite dishes) to the outside of the buildings.

Cooking

Cooking foods should always be supervised. Do not leave food or beverages cooking when you leave your apartment. You are financially responsible for all damage caused by fire due to unattended cooking. Additionally, you may be fined even if there is no damage if the smoke alarms sound off and maintenance or fire personnel are dispatched to the apartment.

Cricket

We do not have a cricket court in Graduate & Family Housing. Residents that enjoy cricket have been sharing the basketball court in Cooperstown. Alternate days have been assigned for each sport. Please contact the housing office for details.

D.

Damage

Residents are responsible for any damages to property that occurs as a result of actions taken by the residents or their guests. This responsibility includes any charges that result from this damage.

University Decorations Policy

Diversity

Graduate & Family Housing is committed to diversity. Our resident population is highly diverse. Our community offers the unique opportunity of meeting and living with people from all across the globe. Our staff and residents are expected to respect each other at all times. Our residents are expected to be good neighbors at all times.

Doors

Always lock your doors when you leave your apartment. Doors to the laundry rooms should not be propped open. The doors in most laundry rooms have been equipped with locks for security purposes.

Drains

Charges will be assessed for cleaning out drains when it has been found that the stoppage was caused by food or articles put down them.

Drugs

The University of Kentucky is a drug-free institution. Use of illegal drugs is prohibited. Please refer to the Student Code of Conduct for more information.

E.

Entry

The staff of Graduate & Family housing reserve the right to enter your apartment without notice under certain conditions i.e. fire, flood, emergency maintenance needs, and other unexpected situations. A request for maintenance submitted by a resident indicates that resident's permission for our staff to enter the apartment. Whenever possible, we will provide written notice in advance if we need to enter your apartment for non-emergency reasons.

Extension Cords

Extension cords cannot be used as permanent wiring (over 4 weeks). One Underwriter Laboratory (UL) listed surge protector with an individual fuse may be used per each circuit. Do not plug one surge protector or extension cord into another one.

F.

Fire Safety

University Fire Safety Guidelines

Firearms

No firearms are allowed in the University of Kentucky's Housing complexes or on University of Kentucky's property.

Furniture Changes

All requests to change furniture in your apartment must be submitted to and approved by the Graduate and Family Housing office. We will honor requests only when they are in accordance with our Furniture Policy. There will be a minimum $25.00 one-time charge to cover administrative costs.

Furniture Policy

General Information
Each type of apartment in each complex is furnished in a like manner differing only by family type. Substitutions will not be made unless there is a medical reason. Documentation is required.

Extra beds and other furniture will not be provided for guests visiting the resident.

Waterbeds and halogen lamps are prohibited.

Upon request, we can remove all furniture. Individual pieces of furniture (other than beds) will not be removed. Beds can be left in the apartment if we remove all other furniture.

Upon request, beds may be removed from the apartment with the exception of Commonwealth Village efficiency apartments.

Effective July 1, 2005: There will be a minimum $25.00 charge to alter the furniture set-up of any apartment. (This includes setting up for a Roommate.) We will not charge for requests made at least 5-days in advance of move-in for new residents.

Single Residents
Single Residents receive a single bed. Single residents do not qualify for a double bed.

Single Resident with Roommate: Roommate will receive one single bed (one single bed or one sleeper sofa in an efficiency but not both); desk; and desk lamp (maximum two each per apartment) will be provided only after a Lease Agreement is signed.

Extra furnishings will be removed when Roommate vacates the apartment.

Family Residents
Married Residents (if the spouse is living in the apartment) receive one double bed. Two single beds will not be provided.

Two bedroom apartments are provided with one double bed and two single beds. Bunk beds may be provided upon request, based upon availability.

Additional desk and desk lamp provided if both husband and wife are full-time students and for children grades six and up. Based upon availability.

A Single bed (one single bed or one sleeper sofa in an efficiency but not both) will be provided for children age two years or older.

Guest Resident Information
Guests assigned to Commonwealth Village apartments do not get a choice of bed size.

Maximum Occupancy
Single
Definition: A single resident is defined as an individual that does not have a legal spouse or an individual who is legally married but the spouse is not living in the apartment. Persons of different genders may not occupy the same apartment.

No more than two single residents are permitted to live in an apartment. A Signed Lease Agreement must be on file in the Cooperstown office.

Family
A family resident is defined as an individual that will occupy the apartment with legal or biological family members.

Note: Greg Page/Stadium View apartments are reserved for family residents with at least one child. Shawneetown two-bedroom apartments are reserved for family residents with at least two children.

G.

Gardening

There are to be no gardens, plants or other types of landscaping by residents of UK Housing. Shawneetown residents can place flowerpots adjacent to the University provided benches. Flowerpots can also be placed on private balcony or patio areas.

Grills

Grills are provided in many of the picnic areas throughout Graduate & Family Housing. Grills are prohibited in hallways, stairwells, and other public walkways and are subject to University removal. The private patios at Commonwealth Village can be utilized for outdoor grilling, however, this privilege will be revoked should a false fire alarm occur due to smoke entering the apartment. Greg Page residents can use personal grills on a limited basis. Please contact the housing office for more information.

Heat must not be in use if your windows are open.

Incense

J.

Jointly and Severally

All persons 18 years of age or older that live in an apartment must sign the Lease Agreement. This makes them "jointly and severally" responsible for the apartment and its contents as well as all charges. Simply put, each individual in the apartment can be held legally reponsible for the full balance of charges.

K.

Keys

Keys to apartment doors and mailboxes are provided by Graduate & Family Housing. The keys remain the property of the University of Kentucky. Keys cannot be duplicated except by appropriate personnel of the University. This is for the safety of our residents. Lost keys must be reported immediately. Residents are financially responsible for the cost of changing locks due to lost keys. Single residents are issued one door key. Married residents are issued two door keys only when the spouse is a resident. All requests for additional keys must be approved by the Housing Manager. One mailbox key per apartment is issued. Additional mailbox keys will not be approved.

L.

Laundry Rooms

Laundry rooms are provided for our residents. You must adhere to laundry room policies. These policies and laundry room etiquette are posted in the laundry rooms. Do not leave your items unattended. If the machines have stopped and you do not remove your clothing, other residents have the right to remove them so that they can use the machines. Keep the laundry rooms clean and free of trash. Do not allow your children to play in the laundry rooms. Do not prop doors open.

Lawn Furniture

Lawn furniture can be used on the private patios in Commonwealth Village. Personal lawn furniture can be utilized on the private patios at Greg Page Stadium View.

Lock Outs

If you are locked out of the apartment during business hours, you must call FIXIT (323-4948) and request maintenance staff to let you in the apartment. After business hours, you should go to your Resident Manager. If you cannot reach your Resident Manager, please call FIXIT (323-4948) so that arrangements can be made. You may be financially responsible if we are forced to call in an off-duty staff member to unlock your apartment.

Maintenance

Residents are responsible for reporting maintenance problems. You may be held financially responsible for damage caused by unreported maintenance problems.

Noise

Noise must be confined to the inside of your apartment at all times.

Occupancy

Maximum Occupancy
Single
Definition: A single resident is defined as an individual that does not have a legal spouse or an individual who is legally married but the spouse is not living in the apartment.

P.

Parking

Residents must obtain a parking hangtag from the UK Parking Department. Residents can apply on-line for their permit at www.uky.edu/Parking. The Parking Department may issue temporary parking permits for your guests. Vehicles that are illegally parked may receive a parking fine and are subject to be towed at the expense of the owner.

Personal Items (Property)

Public areas such as laundry rooms, stairwells, hallways, and exterior walkways are to be kept clear of trash, plants, boxes, toys, furniture, or other personal items. Anything left outside your apartment is subject to be removed.

The University is not liable for most damage to personal property. Personal property (including automobiles) is the responsibility of the owner. It is recommended that you purchase "Renter's Insurance" to cover the items inside your apartment in the event of flood, fire, and other tragedies. Renter's Insurance is usually inexpensive and can protect you in the event of loss. Kentucky State law requires that you maintain insurance on your automobile.

Pets

No pets are allowed. If a pet is found to be in an apartment, the resident will be charged $50.00 for treating the apartment upon their move-out.

Q.

Quiet Hours

Quiet hours are from 7:00pm to 7:00am. Please be considerate of your fellow students in other apartments and maintain activity levels that do not disturb others. During the University's "quiet week" and finals, we will maintain 24-hour quiet time. Noise should always be confined to the inside of your apartment.

R.

Rent

Rent is due on the first day of each month in advance. Rent payments must be received in the housing office on or before the 10th day of the month or a late fee will be assessed.

Roommates

Single students may elect to share their apartment with one roommate. Both residents must meet eligibility requirements. Both residents will sign the Lease Agreement. They will be jointly and severally liable for the apartment including rent and other charges.

S.

Satellite Dishes

Satellite Dishes are not allowed in Graduate & Family Housing.

Smoking

The University of Kentucky has implemented a smoke-free policy. There is smoking smoking inside any University building. This includes Graduate and Family Housing apartments. (Note: Smoking in our apartments must be gradually fazed out as new Lease Agreements are signed.) Smoking is not permitted within 20-feet of any University building, windows, or covered walkways. Smokers should dispose of their cigarette butts properly. Do not litter the ground with cigarette butts. Do not put them out on the sidewalks, hallways, tile floors, or in the grass.

T.

Telephones

Telephone equipment is not provided by Graduate & Family Housing. Residents are responsible for contracting for their telephone service. Resident must establish a billing account through Paetec. Contact information for Paetec:

Communications and Network Systems is the University’s communications provider. Please visit their web site: www.uky.edu/IT/CNS for information on student services, Internet access, telephone services, cable television, and other important communication technologies.

Transfers

There is a $100.00 transfer fee for residents transferring from one apartment to another. A transfer request form must be completed in the housing office if you want to move to another apartment. Transfers are approved for residents that need a bigger apartment, need to go from single to family housing (or vice versa), and other needs on an individual basis.

Trash

Trash must be disposed of properly in the outdoor containers provided. Do NOT dispose of personal household trash in the laundry rooms or in the small trash receptacles attached to the outside of the buildings. Trash should never be left in hallways, stairwells, or other public areas. Do not discard items in floors, the grass, or other public areas.

V.

Vacate Notice

A 30-day written notice to vacate is required prior to vacating. Forms are available in the office. Vacating dates should coincide with the academic calendar. If vacating during the term of your lease, approval must be given by the office personnel.

Warning Notices

"Warning Notices" are issued by staff of Graduate & Family Housing. A "Warning Notice" indicates that you are in violation of your Lease Agreement. You must immediately correct the condition listed on the "Warning Notice". Uncorrected conditions will result in disciplinary action.

Windows

Windows must be kept closed if you are using the heat or air conditioner. You may be fined if you do not follow this policy.
